Qualifications & Policies
PROPERTIES WITHIN KANSAS CITY, MO CITY LIMITS:
In order to comply with Chapter 38 of the Code of Ordinances for Kansas City, MO, we are not permitted to provide information regarding rental qualifications until you have submitted a rental application and paid the application fee. See https://www.kcmo.gov/soi for additional information regarding the applicable ordinances and your rights.
We accept all lawful and reasonably verifiable sources of income and do not give preference to one source of income over another. Reasonable rental standards are applied uniformly and equally to all applicants.
The following policies and procedures are followed for all applications:
All applications must be accompanied by documentation that demonstrates verifiable monthly income, a current photo ID issued by a state or federal government, rental or mortgage history, and the application fee. If an application is missing any of these items, one contact will be made requesting these documents; if they are not supplied by the next business day, the application will be automatically denied as incomplete.
Application fees are non-refundable.
The following policies and procedures are followed for all NON KANSAS CITY, MO PROPERTIES:
Minimum requirements for application approval are 600 credit score, with at least 3 positive trades, no unsatisfied judgments within the last ten years and three times the monthly rent in income. If there are multiple tenants applying on the same lease, the average score must be above 600 between the tenants.
If there are any unsatisfied judgments (on any case including eviction) against the applicant from the last ten years the application will not qualify.
When there are multiple sets of applications, applications will be approved based upon the best qualified applicant. An applicants qualification strength is determined by credit score.
All applications must be accompanied by a document that verifies income (last 30 days paycheck stub is preferred) *and must be three times the rent*, a picture ID issued by the state or federal government, and the application fee. If an application is missing any of these items, one contact will be made requesting these documents; if they are not supplied the application will be automatically denied.
MULTIPLE APPLICANTS:
In the event there are multiple co-applicants, each member over the age of 18 must submit a separate online application and pay an application fee within 24 hours of the original applicant.
